LeadExec for Mortgage Lead Distribution

How mortgage lead sellers use LeadExec to capture loan fields, calculate LTV, route by state, and choose exclusive or shared sales.

Written by Gabriel Buck

LeadExec helps mortgage lead sellers capture loan details, qualify buyers, and route each lead to the most valuable eligible opportunity. You can build a Mortgage Lead Type with loan fields, calculate values such as LTV for campaign criteria, sell exclusive or shared leads by state, and use ping post so buyers can bid before the full lead is sent.

How Does Mortgage Lead Distribution Work in LeadExec?

  1. Set up a Mortgage Lead Type. Add the fields you need, such as a Loan Type dropdown (for example, Refinance or Purchase) and a Loan Amount money field. Values that do not match a field's data type cause leads to be rejected. See Getting Started - Lead Type, Pt. 1: Creating a Lead Type.

  2. Receive leads. A lead provider submits a mortgage lead into LeadExec. The lead is tied to its source, campaign, provider, and acquisition cost.

  3. Validate the lead. LeadExec applies your validation, quality, duplicate, consent, and business rules.

  4. Qualify buyers. LeadExec checks which buyers meet the lead's requirements, such as geography, product, lead criteria, buyer availability, and purchasing requirements.

  5. Distribute and record revenue. LeadExec runs the distribution workflow and records buyer activity and revenue.

What Compliance Settings Does LeadExec Offer?

The Compliance tab on a campaign has settings for LeadExec's TCPA, 1-to-1, and GDPR tools. See Ping Post Lead Campaign Advanced Settings.

  • TCPA: Turn on Enable TCPA Services, enter the TCPA form consent text (LeadExec uses default text if this is left blank), and enter the notification email. The reject lead for no consent option rejects leads when consent is not given.

  • Return Client Offers (1-to-1): LeadExec's Offers feature supports the FCC 1-to-1 ruling, which requires individual consumer consent for each company contacting them. See LeadExec Offers Overview: 1-to-1 Compliance.

  • GDPR: Set a Retention Policy and a Rejected Retention Policy for the number of days before leads are removed from the system.

  • Duplicate checks: Campaign settings can include duplicate checking before leads are distributed to buyers.

Example: How Is a Mortgage Lead Sold Through LeadExec?

  1. A lead provider submits a mortgage lead into LeadExec.

  2. LeadExec validates the lead against the configured rules.

  3. LeadExec finds the qualified buyers: Buyer A (exclusive, $90) and Buyers B, C, and D (shared, $35 each).

  4. The exclusive sale is worth $90. The shared sale is worth $105 (3 × $35). Depending on your distribution rules, the shared sale may be the greater revenue opportunity.

  5. LeadExec runs the distribution workflow and records the revenue.

  6. If an eligible buyer requests a return, the return can be reviewed and processed.

  7. Buyer activity flows into invoicing, and reports compare revenue with lead cost to show margin.
